This agreement constitutes a contract between the cabin guest(s) and Pickwick Cabin Rentals. Guest acknowledges and understands that by signing this agreement, he/she states that he/she has read and understands the written policies provided within and agrees with all statements included herein.

This agreement constitutes a contract between the cabin guest(s) and Pickwick Cabin Rentals. Guest acknowledges and understands that by signing this agreement, he/she states that he/she has read and understands the written policies provided within and agrees with all statements included herein.
- Cabin guest confirms that at least one guest, who will be at the cabin throughout the rental period, is at least 25 years of age or older.
- PROPERTY DAMAGE: Cabin guest acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the rental period, which can reasonably he attributed to the rental party's negligence or abuse.
- SECURITY/DAMAGE DEPOSIT: A $500.00 security/damage deposit is

- LOSS OF SECURITY DEPOSIT: Cabin guest agrees to leave the property in
damages or violations may result in the loss of all or part, of the $500.00 property damage deposit, and that we reserve the right to further bill him/her for additional cleaning or repair.
- DISPUTES: This Agreement shall be governed by the laws of the State of Tennessee, with proper venue being vested in Hardin County , Tennessee.
- GUEST COUNT: Renter agrees that no more than twelve (12) people shall occupy the Rental Property.
- CHECK IN/CHECK OUT TIME: Check in time shall be 3:00 PM and check out time shall be 11:00 AM.
- NO FIREARMS, NO FIREWORKS, NOR ANY ATV’s ARE ALLOWED ON THE RENTAL PROPERTY.
- EARLY DEPARTURE LATE ARRIVAL POLICY: No refunds or allowances will be made for any late arrival or early departure.
- NO PETS: No pets are allowed on the property. If a renter is found to have a pet on the property it shall be cause for immediate eviction with no refund of any pre-paid rental and loss of Security Deposit
- NO SMOKING: This is a NO SMOKING property. No smoking is allowed in the living quarters nor on any deck or screened in area. In the event smoking is detected, the Owner may elect to keep the entire Security Deposit. Renter shall be personally liable for any damages caused by prohibited smoking.
- NO CAMPERS, RV’s or TENTS: Campers, RV’s and Tents are forbidden on the property.
NO HOUSE PARTIES! NO EXCEPTIONS!
- SATELLITE TV: Basic TV service is provided. Guest shall be responsible for any premium, pay per view or other TV service.
- HOLD HARMLESS: Guest acknowledges and understands that each and every guest or guardian is solely responsible for any accident or injury to any person while in residence on the rental property and thereto Cabin guest hereby agrees to indemnify and hold harmless the homeowner or his agents, representatives, or owners from any and all claims, including those of third parties, arising out of or in any was a result of the cabin guests use of the premises or items therein.
- LOSS OF PERSONAL ITEMS: Guest acknowledges and understands that each guest or guardian is responsible for any loss of any item of personal property while in residence at the rental property.
- LOCKED AREAS OFF LIMITS: Guest acknowledges and understands that the Owner has a limited number of locked closets and areas wherein his personal property is stored. PLEASE NOTE: Guest may forfeit his entire Security Deposit if any locked area has been tampered with or broken into.
- OWNERS shall not be held responsible for the loss or failing of any third party service company’s service (i.e. electricity, water, TV service, etc) due to the said company’s error or interruption of service.
- REPAIRS: Owner or his Agent may enter the premises of the rental property to make any and all necessary repairs and maintenance.
- ILLEGAL SUBSTANCES: Illegal substances are strictly forbidden on the Rental Property, and possession of said same are grounds for immediate eviction.
- HOME FURNISHINGS, EQUIPMENT, ETC.: Moving or removing any furniture, fixtures or equipment is forbidden.
- KEYS: All keys provided to the guest must be returned upon vacating the rental property. A replacement fee will be assessed against the Security Deposit for any keys not returned.
- DEBRIS, RUBBISH, GARBAGE: Guest agrees to place all debris, rubbish and garbage in the receptacles provided and agrees to supply his own plastic garbage bags.
- GENERAL HOUSEKEEPING: A cleaning fee of $150.00 will be charged. Owner requests that you place all dirty dishes in the dishwasher and bag all garbage.
- Cancellation: In case of cancellation , other than Holidays, a cancellation fee of 10% or minimum $100.00 is charged up to 14 days prior to your arrival date.
If you cancel within 14 days prior to your arrival date , the first nights rent plus 10 % of the entire cost of the rental will be forfeited.
If you cancel within 7 days of your arrival no refund will be given.
You cannot reschedule within 90 days of your arrival.
Holidays require full payment to reserve and are not refundable unless the Unit is re-rented. Cancellation policy after checkin is 2 hours.
If the unit is rebooked, you will be refunded the number of days it booked less $100.00 plus 10% of entire cost of rental.
NO REFUNDS DUE TO WEATHER, POWER OR EQUIPMENT FAILURE, GOLFING, OR FISHING CONDITIONS
- RENTAL COST: Rental fee is as per Exhibit “A” attached hereto
